Buying, selling & leasing

At Yanner Mann Dobson Law, we provide comprehensive legal services in property law. Our team of experienced lawyers is dedicated to assisting clients with a wide range of property-related matters, including:

  • Conveyancing - Sales and Purchases: handling all legal aspects of transferring ownership of property from one party to another including drafting and reviewing contracts, conducting property searches, arranging for the exchange of funds, and ensuring that the transfer of ownership is properly registered with the relevant authorities.

  • Legal Advice for Purchasers and Vendors: providing legal advice to both buyers and sellers of property throughout the conveyancing process.

    • For purchasers, legal advice may include reviewing the terms of the sale contract, conducting due diligence on the property, and advising on any legal issues that may arise.

    • For vendors, legal advice may involve preparing the sale contract, addressing any legal concerns raised by the buyer, and ensuring that the transaction is completed smoothly.

  • Farm and Agricultural Transfers: transfer of ownership of farm and agricultural properties. It may include handling unique considerations such as agricultural zoning regulations, water rights, environmental regulations, and any specific requirements related to farming operations.

  • Transfers of Commercial Property: transferring ownership of commercial real estate, such as office buildings, retail spaces, industrial properties, and investment properties. It involves similar legal processes as residential conveyancing but may involve additional complexities related to commercial leases, zoning regulations, environmental compliance, self-managed superannuation (SMSF) and business considerations.

  • Subdivisions and Consolidation of Titles: work with surveyors to ensure the timely registration of survey plans for division of a single parcel of land into multiple lots (subdivision) or combining multiple lots into a single parcel (consolidation). It requires compliance with local planning regulations, obtaining necessary approvals, and ensuring that the new titles accurately reflect the changes in ownership.

  • Conversion of Titles - General Law and Electronic: the process of converting property titles from older, paper-based systems to modern electronic formats. It involves updating land registry records, ensuring accuracy of property descriptions, and addressing any legal issues that may arise during the conversion process.

  • Adverse Possession Applications: Adverse possession is a legal concept that allows a person to claim ownership of land that they have openly and continuously occupied for a specified period of time, typically in the absence of the true owner's objection. Legal services related to adverse possession may involve advising clients on their rights, preparing and filing applications with the Registrar of Titles.
